Building approvals
Under the Sustainable Planning Act 2009, a building development application is to be lodged with any private building certifier licensed with the Queensland Building Services Authority.
Approvals may include:
- Proposed building work that does not comply with the setback provisions contained in council's Planning Scheme and Queensland Development Code as applicable
- Proposed building work that does not comply with council's Planning Scheme
- Proposed use of premises that is inconsistent with the provisions of council's Planning Scheme
- Proximity of proposed building work to council maintained sewer, stormwater and water mains
- Amenity and aesthetics
Approval for other building activities
The following building activities also require a council decision:
- Vehicle crossings and driveway gradients within the footpath area - Minor Works Permit required
- Stormwater connection to council system - Minor Works Permit required
Defective building work or building disputes
The Queensland Building Services Authority is a statutory authority established under the Queensland Building Services Act (QBSA Act).
The object of the Queensland Building Services Act is to:
- Ensure the maintenance of proper standards in the industry
- Achieve a resonable balance between the interests of building contractors and consumers
- Provide remedies for defective building work
- Provide for the efficient resolution of building disputes
- Provide support, education and advice for consumers and thos who undertake building work
